WHY THE RUSTY GOAT

More Than an Estate Sale Company

Household contents professionally organized and prepared for an estate sale

Estate liquidation is closely connected to what The Rusty Goat already does every day. Through The Rusty Goat Exchange, we work directly with furniture, home décor, vintage pieces, collectibles, clothing and unique household finds, giving us firsthand experience with the resale market and the people who buy these items.

That experience allows us to look at an estate as more than simply a house that needs to be emptied. We understand that every estate is different and approach each one with the goal of presenting its contents professionally while making the process easier for the client.

When Is an Estate Sale the Right Choice?

Estate sales aren't only for settling the belongings of a loved one. They can be a practical solution whenever a significant portion of a household needs to be sold and the family or property owner doesn't want to manage the process themselves.

An Estate Sale May Be a Good Fit When:

  • Settling the estate of a loved one

  • Downsizing to a smaller home

  • Transitioning to senior or assisted living

  • Preparing an inherited property for sale

  • Relocating or combining households

  • Liquidating a large collection of household belongings

Not every situation requires the same solution. If you're unsure whether an estate sale is the right fit, The Rusty Goat can evaluate your situation and discuss the estate liquidation options available to you.

Frequently Asked Questions About Estate Sales

How much does it cost to have an estate sale?

Every estate is different. The cost of conducting an estate sale depends on factors such as the size of the estate, the amount and type of merchandise, preparation required, and the services needed. The Rusty Goat will evaluate the estate and clearly explain our commission, any applicable minimums, and optional services before an agreement is signed.

What should we do before The Rusty Goat comes to prepare the estate sale?

Start by removing the belongings you and your family intend to keep. Items that cannot be removed may be placed in an agreed-upon excluded area. Personal documents, family photographs, medications, cash and all food should also be removed before preparation begins. Once The Rusty Goat begins preparing the estate sale, we ask that merchandise not be removed or added without speaking with us first.

Should we clean, organize, donate, or throw things away before you come?

Usually, no. Aside from removing food, personal belongings and items your family intends to keep, we recommend contacting The Rusty Goat before disposing of household contents. Something that looks outdated, ordinary or insignificant may still have resale value. Part of our job is determining what can be sold, so you don't have to make those decisions beforehand.

How do you determine what items are worth?

The Rusty Goat considers condition, age, desirability, rarity and current resale-market demand when pricing estate-sale merchandise. We also research items when additional information is needed. Estate-sale pricing is designed to effectively liquidate an estate, so values may differ from original purchase prices, insurance values, appraisals, retail prices or online asking prices.

Do we need to be there while you prepare or conduct the estate sale?

No. Once preparation begins, The Rusty Goat handles the sorting, pricing, staging and other sale preparations. We also manage the public estate sale, including customers, negotiations and checkout. We ask clients and family members not to be present during preparation or public sale hours unless arrangements have been made with us in advance.

What happens to items that don't sell at the estate sale?

Unsold items are a normal part of an estate sale. With a standard estate sale, remaining contents can be left for the client to handle, or The Rusty Goat can provide optional post-sale solutions. These may include an on-site dump trailer or our Complete Remaining Item Removal Service, where we take responsibility for eligible remaining contents and leave the cleared sale areas broom-swept.

Can you completely clear the house after the estate sale?

Yes. Our Complete Remaining Item Removal Service is available for clients who don't want to manage the contents left after the sale. This is an all-or-nothing service for eligible remaining contents within the designated sale areas. The Rusty Goat handles the removal, determines the appropriate resale, donation, recycling or disposal of those items, and leaves the cleared areas broom-swept.

Can The Rusty Goat buy the estate instead of holding an estate sale?

For qualifying estates, yes. Our Pre-Sale Estate Buyout provides an alternative to a traditional estate sale. After the family has removed everything they intend to keep, The Rusty Goat evaluates the eligible remaining contents and may make an upfront purchase offer. If accepted, we purchase the included property, assume the resale risk and handle the remaining liquidation and removal.

Can you help move belongings we want to keep?

Yes. If furniture, boxes or other retained belongings need to be relocated before estate-sale preparation or a buyout evaluation, The Rusty Goat can provide an optional property relocation service. The client identifies what is being kept, and we can relocate those items to an agreed-upon area before the liquidation process begins.

Do you help with downsizing even if someone hasn't passed away?

Absolutely. Estate sales aren't limited to settling an estate after a death. The Rusty Goat can assist homeowners who are downsizing, moving to senior living, relocating or simply need to liquidate a significant portion of a household. We can help determine whether an estate sale, buyout or another liquidation approach makes the most sense for the situation.

When will I receive the proceeds from the estate sale?

After the estate sale and any selected post-sale services are completed, The Rusty Goat provides a final accounting of the sale and the net proceeds are delivered within 10 business days after the sale.

What areas does The Rusty Goat serve for estate sales?

The Rusty Goat Exchange provides estate sale and estate liquidation services throughout Washington County and surrounding Southeastern Wisconsin communities, including Hubertus, Richfield, West Bend, Germantown, Jackson, Hartford, Slinger, Kewaskum, Menomonee Falls and neighboring areas of Waukesha and Ozaukee Counties.
